Job description
Help build America's new rental operating platform.
Most rentals in America still run on a phone, a spreadsheet and a contractor who may or may not pick up. Landlord.org is the platform replacing that. Renters check who really owns a property. Landlords get a verified page. Contractors build a record of confirmed jobs. We are building it from inside a real portfolio in Los Angeles, Miami and Huntsville, so every feature is tested on real tenants and real repairs before it ships.
We are hiring the second person on the operations team behind both the properties and the platform. You start by running real rentals during US hours. As landlord.org launches, you move onto the platform itself: reviewing verifications, calling contractors, writing the playbook as we go. Real responsibility from the first week, and a bigger seat as the company grows.
About us
Landlord.org Corporation is based in Miami and founded by a real estate operator who manages his own rentals. The team today is the founder, who often works from Asia; one property manager in the Philippines; and an AI assistant that handles routine tasks. We write things down, keep clear procedures, and expect each person to make calls rather than wait for approval.
Hours and location
40 hours a week, Monday to Friday, roughly 3: 00 am to 12:00 pm US Eastern (midnight to 9:00 am Pacific). That is a normal working day in Central and Eastern Europe, which is where we are hiring. Your shift ends with a 30 to 60 minute live handover to our Philippines-based property manager, who covers the US afternoon.
- Backup: when she is out (illness, storms, leave), you cover her shift. We plan it together.
- Weekends: an on-call phone for urgent tenant and maintenance issues, rotated between the two of you and paid as extra hours.
- Location: Central or Eastern Europe, between UTC+1 and UTC+3 (Poland, Romania, Bulgaria, Serbia, Ukraine or Georgia, for example). You need to live somewhere storms and routine power cuts rarely take you offline. Keeping the team running when weather or illness takes one person out is part of why this role exists.
What you'll do
Months 1 to 3: property management. You run the properties during your shift and own every ticket you touch.
- Answer tenants and prospects by text, email and phone; triage maintenance requests and dispatch the right contractor.
- Find and vet contractors, get quotes, and keep a record of who does good work.
- Post listings, coordinate showings with our local field associates, and screen applicants.
- Prepare leases, track rent and invoices, and chase late payments politely but firmly.
- Coordinate move-ins, move-outs, inspections and insurance paperwork.
- Check our AI assistant's work and handle what it can't. When you solve something new, write it down.
Months 3 to 6: landlord.org operations. As the platform launches, you take on the human side of it.
- Review landlord verifications against county records and approve, correct or reject them with a clear reason.
- Review identity-check flags and risky claims before they go live.
- Call contractors to confirm details and invite them to claim their page. A person makes those calls, never a bot.
- Run the support inbox and test new features before they ship.
Month 6 onward: your own projects. Once the above runs without supervision, you own projects end to end: vendor sourcing for a renovation, a research brief, a new procedure, a market rollout.
Who you are
- Two or more years in property management, operations or customer support, solving problems without a script.
- Professional written English and a confident, friendly phone manner with American tenants and contractors.
- You make the call. You decide, act and report; you don't wait for permission on routine matters.
- Careful with details: you read a deed, a lease or a county record closely and notice when two documents disagree.
- Organized and reliable: you keep the ticket list current, close loops, and tell us early when you can't make a shift.
- Fluent with software and AI tools: Google Workspace, a property management platform, messaging apps, and an AI assistant you already use daily.
Nice to have
- Experience with US rentals or a US real estate company.
- Spanish, for tenants and contractors in Miami.
- Hands-on time in Innago, Buildium, AppFolio or similar.
- A background in compliance, KYC, fraud review, paralegal or title work. That is what verification review looks like.
- You have run a small project or team on your own.
- Your setup
- Wired or fiber internet of at least 50 Mbps, plus a tested mobile hotspot or second connection.
- Power backup (inverter or UPS) that keeps your laptop, router and phone running through a cut, or a nearby place you can work from within an hour.
- A quiet place for calls, a reliable laptop, a headset and a smartphone.
- Calls go through our business phone system, never your personal number, and you answer team chat within 15 minutes during your shift.
- The application includes a short internet and power questionnaire. Answer it accurately; we check it during the trial.
- Compensation and terms
- $1,200 to $1,900 USD per month for 40 hours a week, depending on experience, paid monthly through Wise.
- Full-time independent contractor. You invoice us; we pay on time, every time.
- A paid two-week trial on real work alongside our current property manager before either side commits.
- 12 days of paid leave a year plus your local public holidays, scheduled so the team is never empty.
- A raise and a bigger scope as you take on landlord.org work, with the first review at six months.
- A long-term role. We are building a company and want you to grow with it.
How to apply
Apply through this form: https://apply.landlord.org. We don't review applications sent by email. The form takes about 15 minutes and asks for:
- Your CV and LinkedIn profile.
- Two short written answers, in your own words. We use AI every day and will ask you to use it later in the process, but here we want your own voice.
- A tenant texts at 7:00 am Miami time: No hot water since last night, I have a baby. The owner is asleep. Write exactly what you send the tenant, then what you do next.
- Describe a time you made a decision your manager might have made differently, and what happened.
- A two-minute video, recorded inside the form, about the hardest customer or tenant you have handled.
- The internet and power questionnaire, with a screenshot of a speed test.
- Your monthly rate in USD and your earliest start date.
- To show you read this far, start your first written answer with the word keystone.
What happens next: everyone hears where they stand within three business days. Shortlisted candidates complete a 45-minute timed work sample built from real situations at our properties, then a 20-minute video interview with our founder and our current property manager. Finalists complete an ID check and two reference calls, then start the paid two-week trial.
We are hiring one person and we move fast. Applications close when the role is filled.
